ValPal adds seller price expectation tool for agents

Property valuation platform ValPal has introduced a feature allowing homeowners to share their own price expectations alongside online valuation enquiries, giving estate agents advance insight into seller expectations before market appraisals.

The tool invites homeowners to use a slider to indicate what they believe their property is worth after receiving an automated valuation. Users can also add comments explaining their reasoning, with this feedback sent directly to agents alongside the enquiry.

Addressing automated valuation limitations

ValPal said the feature enables homeowners to flag property characteristics that may not be reflected in automated valuation data, such as views, proximity to transport links, landscaped gardens, or improvements including kitchen extensions.

Craig Vile, director of the ValPal Network, said: “One of the frustrations people often have with automated systems is that they don’t have the opportunity to say, ‘Ah, but…’ Every homeowner believes there’s something that makes their property different.”

The update comes as estate agents increasingly adopt digital tools to streamline client engagement, with agencies implementing CRM platforms to manage property enquiries more efficiently.

Professional judgement retained

Vile emphasised that agents retain discretion over whether homeowner-identified factors should influence property valuations. “Whether those factors ultimately influence the valuation is a matter for professional judgement, but at least the conversation begins with a much clearer understanding of the seller’s expectations rather than assumptions on either side,” he said.

ValPal stated the feature is designed to support conversations between homeowners and agents rather than replace professional assessment. The company added: “Technology is very good at analysing data. Homeowners are very good at understanding what makes their home special. Estate agents bring professional judgement, local market knowledge and experience.”

The update has been rolled out to all ValPal users at no additional cost. The development reflects broader trends in property technology adoption, as the sector faces challenges including difficulties selling certain property types and shifting market conditions.
