Atelier provides £12.5m for 37-home Matlock development

Atelier has provided £12.5 million in development finance to support the construction of 37 homes in Matlock, Derbyshire. The facility will fund a residential scheme comprising 26 private homes and 11 affordable dwellings.

The 24-month loan will support the construction of three, four and five-bedroom detached houses and bungalows, all with private gardens and parking. The site is located in the Peak District and will offer views across the surrounding landscape.

Fourth partnership transaction

The financing represents the fourth deal between Atelier and housebuilder Stancliffe Homes. The package included a day-one advance to facilitate land acquisition before construction commences.

Rav Kudhail, lending director at Atelier, said: “Having now funded four schemes with Stancliffe Homes, we were delighted to work with the team again on this latest development. The transaction included a significant Day One advance to facilitate the land purchase ahead of the construction of 37 new homes, reflecting our commitment to supporting experienced developers with flexible, tailored funding solutions.”

The development adds to regional housing supply in Derbyshire’s established residential market. The scheme follows recent activity in the property development sector, as former Knight Frank directors establish a Midlands consultancy to service the region’s property market.

The financing structure reflects ongoing demand for development capital in regional markets, where developers continue to bring forward schemes combining private and affordable housing. The transaction demonstrates continued lender appetite for funding experienced housebuilders with established track records in their target markets.
