Websters acquires Watsons to enter North Norfolk market

Websters Estate Agents has acquired the residential sales business of Watsons in Sheringham, marking its entry into the North Norfolk coastal property market.

The acquisition includes Watsons’ high street branch in Sheringham and represents Websters’ third office location following the opening of its Drayton branch in 2025. Founded in 1890, Watsons has operated in Sheringham for over 130 years as one of the area’s longest-established estate agencies.

Expansion strategy

The deal forms part of Websters’ growth strategy over the past five years, during which the company has completed acquisitions of First Lettings, Savannah Estates, Langford Estates and Pendefords. This pattern of consolidation reflects broader trends in the estate agency sector, where established firms continue to expand their geographical footprint through strategic acquisitions.

Websters will continue to operate from the existing Sheringham premises and will introduce its Signature by Websters brand to the location. Led by Jonathan Weeks, this division focuses on higher-value residential properties.

Market context

The North Norfolk coast represents a significant market for residential property sales, particularly in the second home and retirement sectors. The acquisition positions Websters to serve this coastal market alongside the wider UK housing market, which has shown varying performance across different regions.

The Sheringham branch will provide residential sales services under Websters’ ownership, maintaining continuity for existing clients whilst integrating into the wider network’s operational structure.
