Hadleigh Bolt, Founder of Bolt Property Group, comments, "To date Bolt Property Group has been best-known for new build properties of the highest standard in the finest locations. These prestigious award wins now draw attention to our expertise in the arena of redevelopment. Renovations can, in some cases, be even more challenging than new builds; however, with a considerable proportion of Europe's finest addresses already occupied, redevelopment of prime sites makes it possible for Bolt Property Group to continue its policy to construct only in the best locations."
Hadleigh continues, "Our award-winning home, A-15, was originally built in 1999 and is a prime example of a home that does not meet the needs of today's clientele. Whilst in a breathtaking location within Spain's La Zagaleta, one of Europe's most elite country estates, the pseudo-Andalucian architecture was both dated and formulaic. Bolt Property Group has been able to transform A-15 into a contemporary 21st century masterpiece and the property now does justice to the privileged location in which it stands. Official recognition of our vision and superlative standards is well-deserved by the entire Bolt Property Group team."
It is impossible to underestimate the radical facelift undergone by villa A-15. In its original state, the property was identical to any number of sizeable villas peppering southern Spain. Typically Andalusian, it displayed terracotta floors, exposed heavy wooden beams, rounded Arabic roof tiles and the ubiquitous oblong swimming pool with dated tiled dolphin motif. It was, at best, average. The plot, on the other hand, was everything but. The 4,237m² (well over an acre) of land in which villa A-15 sits is nothing short of spectacular – one of the best roads in La Zagaleta with elevated views that quite literally take your breath away. In short, the tired home was missing out on its potential to command amongst the highest property prices within the La Zagaleta estate.
Almost unrecognizable in its transformation, Bolt Property Group has extended villa A-15's footprint by more than 300m² to over 970m², reworked damp proof courses, reinforced foundations, laid hot water activated underfloor heating, concealed electrics, air-conditioning and lighting and given the entire property a slight orientation change to give better privacy to the bedroom areas and better visibility on the stunning outside world for the more public living and entertaining areas. Too-small existing windows have been replaced with full-height glass and the façade given a thoroughly modern makeover to whitewashed angular lines and polished plaster tempered by fine hardwoods. Statement water features and immaculate covered and opened terracing give villa A-15 the edge it needs in a competitive market and the transformation is complete.
Held at London's Park Lane Hotel, the ceremony on 24 September gathered together leading agents, developers, architects and designers from across Africa and Europe eager to hear the results of the industry's most prestigious Awards established 16 years ago. This year's Awards were held in association with Bloomberg Television with Maryam Nemazee, political, business and economic news anchor, and Dina Najia, Bloomberg Television's Head of Marketing, both taking part in the ceremony.
Bolt Property Group now has to wait until the grand presentation dinner in London in November to find out whether the five bedroom seven bathroom redevelopment project is worthy of the ultimate World's Best Award.
